Your attention is drawn to the General and Special Conditions of Sale relating to properties to be sold at auction as these form an important part of the Contract of Sale. If the Special Conditions of Sale are not printed in the catalogue then they will be available on application from the auctioneers.

You should note that there may be additions or amendments to the particulars or the conditions of sale. A notice relating to these amendments will be available at the auction or made by way of announcement by the auctioneer from the rostrum. You are strongly recommended to check with the auctioneers on your arrival at the auction as to whether there are any amendments or additions in respect of the lot for which you wish to bid. If you do bid you will be assumed to have done so with knowledge of any such changes.

Any photograph or plan is for identification purposes to assist you in the location of the property only and is not intended to depict the interest to be sold. You bid solely therefore with reliance upon your own inspection of the property and any legal documentation which has been available for inspection. Such photographs and plans are expressly excluded from the contract of sale.

You are strongly advised to seek professional advice from your solicitor/surveyor/financial consultant before bidding for any property.

You will be deemed to have inspected any property for which you bid and to have made all necessary enquiries and searches before contract. No representation or warranty whatsoever is made or intended to be made in respect of the condition of any property.

No employee of the auctioneers has the authority to make or give any representation or warranty whatsoever about any of the lots to be offered.

If the auctioneer's gavel falls on your successful bid then you enter a binding contract to purchase the property concerned (subject to the general and special conditions of sale). You must immediately give to the auctioneer's clerk your name and address and that of your solicitor, provide proof of identity, pay the 10% deposit and sign the Memorandum of Contract before leaving the auction room.

You will be considered to be personally liable on making an accepted bid even though you may be acting in the capacity of agent or sign the Memorandum of Sale as agent in a representative capacity. In such cases both you and your principal will be jointly and severally liable under the contract.

Any guide prices issued by us are intended to represent the range within which the particular lot is (at the time of issue) likely to be available in the auction room. Such figures may change at any time prior to the day of the auction and properties may sell above or below the figures quoted. Updated information is always available from the auctioneers.

Vendors do have the right to withdraw a lot or sell before the auction and neither we nor the vendor is responsible for any abortive costs, losses or damages which you may incur. Information as to prior sale or withdrawal of a lot can be obtained on enquiry from us at any time prior to the auction, but will only be valid at time of enquiry.

Inspection of all properties is only by arrangement with Munrolock. Access to investment properties is by courtesy of tenants upon prior appointment. Where group inspections are specified these will be at the stated times only and if you arrive late you cannot assume that access will still be possible on that occasion.

If you are successful then, unless otherwise stated in the Conditions of Sale, the property will be at your risk upon the fall of the gavel and you are therefore recommended to arrange insurance as soon as possible.
