Selling at Munrolock Auctions
There are many different reasons for choosing to sell property via auction but in particular it is because of the certainty gained, in what is otherwise an open ended transaction with no guarantee that the buyer will not pull out before completion.
- Munrolock Auction Appraisal. The auction appraisal will be without
obligation. We are happy to inspect your property and advise as to its suitability for auction, together with an in-depth explanation as to the auction process. Advice will also include
discussion on the reserve and guide price.
- Confirm your instruction . Once you have confirmed you wish to proceed, we will give you a copy of our agency agreement setting out our terms and conditions, which you will need to sign. This will include our commission if sold at auction, sold before or sold after auction. There will also be an entry fee to pay, which is refundable if we sell your property.
- Instruct your solicitors . Munrolock will instruct your solicitor to produce a legal package for potential bidders. This allows the bidder or his solicitor to obtain all the information on your property from a legal standpoint in order that an exchange of contracts can take place on the night of the auction.
- Munrolock Auction Marketing. Your property will be marketed with Munrolock's own specific auction details in full colour. Details of this brochure will be available to all interested parties. It is important that the property is exposed to as high a number of potential purchasers as possible, not only locally and regionally but also on a national basis. It will feature on Munrolock's website and other property websites.
- Viewings . Potential purchasers will want to view
your property during the marketing period
and have a survey carried out. We usually
try and organise pre-arranged viewing
days for this which we would ask potential
purchasers to check with us first in case
there has been a change in the dates or
times. For people wanting a survey,
separate appointments can be made.
- Munrolock Auction Marketing.We will agree with you the reserve price
for your property and this is the level
below which we will not be authorised to
sell. It is important that this be set at a
realistic level.
- Auction Day. At the auction, a successful bidder for your property will have to exchange contracts on the night with legal completion to take place 28 days thereafter. The
auctioneer, his clerk or your solicitor will
sign the memorandum of sale with the
buyer and collect the deposit.
