Home Information Packs
Organising Home Information Packs is neither difficult or expensive. For freehold properties, there is no reason to pay more than around £300+vat. Leasehold may be slightly more.
There are agents offering free packs, but be aware, that the majority are requiring that for a free pack you must sign a contract stating that if you withdraw your property from them within 12 months, you must pay a withdrawal fee! We can offer the same deal, but think that most people would prefer a normal contract and to pay for the pack themselves. We can still organise everything for you, all you do is pay for it.
The government have now stated that all properties placed on the market after 14th December will need to have a Home Information Pack. This started with 4+ bedroom properties on August 1st and 3+ bedroom properties on September 10th.
Currently, any property that was already on the market on the relevant commencement date (i.e. 1 August 2007 for sales of homes with four or more bedrooms; 10 September 2007 for those with three or more bedrooms and 14 December for all properties) does not need to have a HIP. At this stage no such date has been set when all properties that are on the market will be required to have a HIP.
It changes the way properties are marketed and sold. Included is a rating of the home’s energy efficiency, as well as other information that will help improve the home buying and selling process. The Pack contains important information that buyers and sellers need to know.
What will be in the packs?
The Pack will bring together key information needed by buyers and sellers at the very start of the home-buying process. When marketing begins, the Pack must contain at least the following:
- An index of contents
- A sale statement (a summary of the terms of sale)
- Evidence of your title to the property (for registered properties)
- An Energy Performance Certificate
- Copies of searches of including drainage and water
- Leasehold/commonhold documents including copies of lease, details of service charges and three years accounts.(or proof that these have been commissioned).
The following documents are also compulsory, but can be added to the Pack later if there are delays in obtaining them:
Evidence of title (for unregistered properties) , Searches and Leasehold/commonhold documents.
Who will organise putting the pack together?
If you instruct Munrolock to sell your property, you do not have to do anything. We will organise everything including the energy performance certificate. We have different options available to you.
