Munrolock Lettings have a wide choice of services on offer for Landlords in the Bromley Borough, including our new Internet only advertising service.

All our Services include the following:

1 Valuations. We carry out a free assessment and valuation of your rental property and may suggest ways to maximise your rental income.

2 Marketing. To promote your property, we take photographs, measurements, draw flooplans and advertise it on the Munrolock website. We also use property websites such as rightmove, findaproperty and prime location. Your property will also be included in our property listing which is displayed in all of our branches. Board advertising is also available. Photo slideshows, Location maps with route planners, satellite views, printable brochures, email to a friend and save to portfolio are on the website brochures for every property.

3 Viewing and feedback. We can accompany all prospective tenants around your property at times to suit you. We confirm all viewings via email and feedback on viewings will also be sent via email.

4 Offers and Tenant Screening. Once suitable tenants have been found and terms of their let agreed, we will apply for a credit reference on your behalf and commence the preparation of relevant documentation.

5 Referencing and Preparation of Tenancy Agreement. Every full reference has the benefit of the following: credit history check, managing agent/landlords reference employment reference (or any other financial income) character reference, tenants database search. This is the ‘usual’ referencing service used for all tenants, and if required, on guarantors as well. The tenancy agreement will be prepared by Munrolock on your behalf and you have the option of adding exta clauses to our standard terms.

6 Rent, Deposit and start of Tenancy. We will collect the first months rent and the deposit (normally six weeks rent) from the tenant on your behalf before commencement of the tenancy.

7 Standing order and forwarding payment. Munrolock collects the deposit and the first months’ rent from tenants before they move in by bankers draft ensuring cleared funds. We will then deduct our fees and any dispersments and the balance will be transferred to you by online banking within 10 days though usually 2-3 days.

We can also arrange other services such as Inventories, Rent Warranty, Gas and Electrical tests, Energy performance certificates and buildings and content insurance. Please check out the 'other services' link to read more about these.

 Rent Collection and Management also include: 

8 Rent Collecting. Munrolock sets up a standing order for the tenants to pay monthly into our account. We will then pass the rent on to you. A statement of account will be emailed to you each month. If the tenants fail to pay or there are issues with the rent collection, we will chase the tenants with our usal means which include telephone, emails and letters. We deal with outstanding rent in a legal manner, which means if payment continues to be outstanding and you have to take legal proceedings against the tenants, there will be a detailed record of the chase methods used to try to collect the rent from the tenants.

Management services can also include:

9 Management. Munrolock will act as your tenants’ contact for all property management issues. This will also involve us arranging estimates if needed and organising repairs. We also arrange the gas safety each year. Dealing with tenan'ts issues on property matters can be very time consuming and whilst some properties require very little intervention from us, others require alot of attention. The management service is that safeguard to stop the landlords having to spend much of their time dealing with usually quite small issues. We use our selection of contractors for our maintenance issues.

10 Property Inspections. Munrolock visit and inspect the property every three months. These are inspections to ensure that the general condition of the property is the same. We do not use the inventory or check in reports on the inspections, but do check for damages, repairs needed etc.
