Munrolock Lettings have a wide choice of services on offer for Landlords in the Bromley Borough, including our new Internet only advertising service.

All our Services include the following:

1 Valuations. We carry out a free assessment and valuation of your rental property and may suggest ways to maximise your rental income.

2 Marketing. To promote your property, we take photographs, measurements, draw flooplans and advertise it on the Munrolock website. We also use property websites such as rightmove, findaproperty and prime location. Your property will also be included in our property listing which is displayed in all of our branches. Board advertising is also available. Photo slideshows, Location maps with route planners, satellite views, printable brochures, email to a friend and save to portfolio are on the website brochures for every property.

3 Viewing and feedback. We can accompany all prospective tenants around your property at times to suit you. We confirm all viewings via email and feedback on viewings will also be sent via email.

4 Offers and Tenant Screening. Once suitable tenants have been found and terms of their let agreed, we will apply for a credit reference on your behalf and commence the preparation of relevant documentation.

5 Referencing and Preparation of Tenancy Agreement. Every full reference has the benefit of the following: credit history check, managing agent/landlords reference employment reference (or any other financial income) character reference, tenants database search. This is the ‘usual’ referencing service used for all tenants, and if required, on guarantors as well. The tenancy agreement will be prepared by Munrolock on your behalf and you have the option of adding exta clauses to our standard terms.

6 Rent, Deposit and start of Tenancy. We will collect the first months rent and the deposit (normally six weeks rent) from the tenant on your behalf before commencement of the tenancy.

7 Standing order and forwarding payment. Munrolock collects the deposit and the first months’ rent from tenants before they move in by bankers draft ensuring cleared funds. We will then deduct our fees and any dispersments and the balance will be transferred to you by online banking within 10 days though usually 2-3 days.

We can also arrange other services such as Inventories, Rent Warranty, Gas and Electrical tests, Energy performance certificates and buildings and content insurance. Please check out the 'other services' link to read more about these.

Rent Collection and Management also include:

8 Rent Collecting. Munrolock sets up a standing order for the tenants to pay monthly into our account. We will then pass the rent on to you. A statement of account will be emailed to you each month. If the tenants fail to pay or there are issues with the rent collection, we will chase the tenants with our usal means which include telephone, emails and letters. We deal with outstanding rent in a legal manner, which means if payment continues to be outstanding and you have to take legal proceedings against the tenants, there will be a detailed record of the chase methods used to try to collect the rent from the tenants.

Management services can also include:

9 Management. Munrolock will act as your tenants’ contact for all property management issues. This will also involve us arranging estimates if needed and organising repairs. We also arrange the gas safety each year. Dealing with tenan'ts issues on property matters can be very time consuming and whilst some properties require very little intervention from us, others require alot of attention. The management service is that safeguard to stop the landlords having to spend much of their time dealing with usually quite small issues. We use our selection of contractors for our maintenance issues.

10 Property Inspections. Munrolock visit and inspect the property every three months. These are inspections to ensure that the general condition of the property is the same. We do not use the inventory or check in reports on the inspections, but do check for damages, repairs needed etc.

Full Management

29-09-2009_14-45-32 Our Full Management service is ideal for Landlords who do not want the hassle or do not have the time to deal with the tenants and property during the tenancy.

This service means we will deal with collecting the rent and any maintenance issues on the property. The landlord is still responsible for paying the costs of any repairs or maintenance, but by managing the property, Munrolock will organise and arrange payment to contractors.

The majority of fees paid to Letting Agents are to cover the intial finding of a tenant. Munrolock spend a great deal of money each month to ensure we have the latest technology and most experienced staff and systems to ensure we attract quality tenants.

Which service to choose?

If you are unsure, choose the Gold service, most Landlords who want the Management service take the Gold service, as this is the usual service offered by most agents.

The Tenancy Agreement is free for Platinum, Gold and Silver services. By choosing the Platinum service you can save having to pay for all the ‘extras’ that would normally cost you over £400 and would normally have to be paid upfront. The Bronze service does not include property inspections.

We can offer discounted fees for Landlords using us for multiple properties.

Let with Rent Collection

Munrolockside Our Rent Collection and Tenant Find service is ideal for Landlords experienced enough to deal the maintenance and management for the tenancy. Our involvement after the tenants have moved in is to deal only with collecting rent.

The Let Only fee is payable on the day the tenancy starts and is paid in full. Then there is a small monthly fee for collecting rent.

No Renewal Fees

Munrolock do not charge renewal fees for these tenancies. Many agents will charge you if the tenants stay on in the property beyond the original term of the tenancy. Munrolock only make a small charge if you wish us to prepare a new tenancy for your tenants. On our Rent Collection service you pay only for each month we collect the rent from your tenants on your behalf. The let only fee at the beginning of the tenancy is non-refundable, but you will not be charged a renewal fee after the initial tenancy ends.

Our Rent Collection and Tenant Find Fees Munrolock fees for this service are very simple. We charge 8% +vat of the gross annual rental payable upfront the day the tenants move in. There is then a fee of 4%+vat monthly for the collection of the rent.

Let Only

Munrolockside Our Let only service is ideal for Landlords experienced enough to deal with the tenancy themselves. Our involvement effectively ends once the tenants move into the property.

The Let Only fee is payable on the day the tenancy starts and is paid in full. There are no other fees to pay Munrolock whilst you keep the same tenants.

No Renewal Fees

Our Let Only fees Our Let only fees are very simple. The fee is 8%+vat of the gross rental for a twelve month plus tenancy and 10%+vat of the gross rental for a six month tenancy.

Other Services

Tenancy Agreement

The tenancy agreement is free with the Platinum, Gold and Silver Management service. Our agreement must be used with our management service. With rent collection and let only, the fee for the preparation of the tenancy agreement is £50 +vat.

Inventory and Check in

An Inventory and also a check in must be completed for any property in which we manage the property or hold the deposit. Prices are available in our landlord guide. The check out will be paid for by the tenant on all properties. We will organise a check in for all properties, but if there is no inventory it will only be a schedule of general condition.

Tenant’s deposit

We generally take six weeks rent as a deposit. The Deposit must now be protected by one of the three schemes. You must supply details of your scheme to us. For managed properties, we will place the deposit in our designated scheme, for let only and rent collection, you will need to place it in your scheme, or we can deal with it for you for a charge of £40+vat.

Internet Only

This service is for any landlord who would normally choose to let their property privately.

For an upfront non refundable fee, Munrolock will advertise your property for you.

We will place it on our website and other major property websites, including ones you can only advertise on if you are a letting agent, such as rightmove, findaproperty and prime location.

One off fee of £129+vat if you supply all the details and photographs

One off fee of £199+vat if we come out to take photos, floorplans etc

This service is only available if paid upfront. Munrolock's only involvement is to book the viewings, all other work will be done by the landlord.
