We use only reputable contractors to deal with maintenance, and necessary repairs are carried out quickly, cost-effectively and to a superior standard. We’ll ensure your property or home remains an asset and an investment.
The guide below will give you an insight to the services we offer, from our tenant only service, to rent collection to full management.
Full Management
In addition to finding your tenant and collecting your rent, we will
• Act as your tenants’ contact for all property management issues.
• Inspect your property every 3 months and supply a report.
• Resolve all non-expensive problems quickly and efficiently.
• Arrange estimates and organise repairs.
• Deal with the return of the tenant’s deposit.
• Supervise the tenant throughout the tenancy.
• Communicate all relevant details to you about the property.
• Forward contractor’s invoices for your records.
• Check your tenant in and out of the property.
We can also arrange inventories and gas safety tests. Munrolock do not take a commission from its contractors or charge customers an administration fee for organising repairs.
Our Full Management service takes the day-to-day stress and strain of managing your property out of your hands – completely giving you total peace of mind.
Rent Collection
This service incorporates all aspect of the Let Only option, including property assessment and promotion, selecting and credit referencing suitable tenants and negotiating tenancies in line with your requirements. We will also:
- Arrange Standing Order rent payments.
- Collect and clear monthly rent promptly.
- Forward payment promptly to your designated bank.
- Send a clear, accurate and detailed statement of your account every month.
- Chase any late payment, pursue guarantors and keep you fully informed.
- Return deposit to tenant at the end of the tenancy after liaising with you.
Let Only
We will:
- Check credit, employer, and previous landlord references of prospective tenants.
- Obtain and screen guarantor (if applicable).
- Co-ordinate start, end and extension tenancy.
- Collect first month’s rent and deposit (against possible damages).
- Organise monthly rent payments direct to you.
- Issue tenancy termination notice and co-ordinate possible extension or relet.
- Review and negotiate rent increases.
